POSITION:                 Maintenance Supervisor

 

REPORTING TO:        Facility Management Supervisor

 

LOCATION:                Vancouver, B.C.  

 

Summary:

 

The successful candidate is responsible for providing and demonstrating effective leadership to the maintenance workforce with a people first focus. They are also responsible for achieving the organization’s safety and Facility Management operation and maintenance objective and goals, maximizing building operation performance efficiency, upholding quality performances and standards, and maintaining operation cost control for the success of the Client and the satisfaction of the tenants.

 

Responsibilities:

 

  • Responsible for planning, improving, implementing and supervising all mechanical, electrical maintenance activities of all facility management services.

  • Operation and Maintenance of the environmental, structural, life safety, electrical and mechanical systems of a large scale building operation.

  • Increase reliability of the equipment through detailed planning, proven maintenance programs, well executed scheduling of jobs and follow up with the group performing the work.

  • Assign scheduled, preventive and general maintenance on mechanical infrastructure including electrical, HVAC and Life Safety components.

  • Ensure building operations are compliance with all occupational health & safety guidelines, standards, policies, and procedures.

  • Provide leadership, training and development plans for team members.

  • Identify life cycle upgrades or repairs, SDS and environmental projects.

  • Develop and implement daily, weekly and monthly inspection checklists outside of CMMS preventive maintenance schedule.

  • Ensure flow and documentation control of maintenance work orders, quotes, time keeping and other documentation.

  • Assign daily responsibilities to team members and provide technical guidance and direction to operations staff.

  • Undertake corrective and preventative maintenance of all environmental, mechanical and electrical operational systems including heating, ventilation, air conditioning, major refrigeration systems, electrical lighting and distribution, and water treatment.

  • Ensure the completion of scheduled corrective and preventative maintenance service to building environmental systems, and other mechanical/electrical systems as assigned.

  • Maintain Fire & Life System, Environmental, and other Building Maintenance Logbooks and documentations for internal and external audits.

  • Ensure ISO and client SOW standards are performed in high quality standard

  • Deliver and manage small projects. Assist and support Project Manager for major projects.

  • Provide excellent customer service to tenants.

 

Qualifications:

 

  • Must be a certified 4th Class Operating Engineer or higher.

  • Minimum of ten (10) years building operations or industry experience.

  • SMA certification or provincially licensed in Refrigeration, HVAC, Plumbing, or Electrical trades is preferred.

  • College certificate or post secondary education would be an asset.

  • Leadership training would be asset.

  • Must have working knowledge of fire and safety, building, and environmental codes.

  • Must have experience working with boilers, heat exchangers, chillers and HVAC units, security, Life Safety and DDC systems.

  • Able to make effective technical decisions in emergency situations.

  • Excellent leadership skills with proven record.

  • Solid verbal and written communication skills.

  • Excellent knowledge of the operation of computerized control systems for complex environmental, mechanical and electrical operational systems.

  • Must be highly motivated, conscientious individual with strong customer/client focus.

  • Must able to plan and develop activities to achieve maximum operation efficiency of building performances to ensure no disruption to building and tenant operations.

  • Must have strong mechanical and electrical trouble shooting skills.

  • Must be goal orientated for on-going building operation and maintenance systems improvement.

  • Able to read and interpret blueprints, drawings and specify, estimate costs of labor and of material, and prepare layouts for construction work.

  • Must be experience with multi-discipline trades.

  • Proficient in MS Office (Word, Excel, Access, PowerPoint).

  • Able to obtain required federal security clearance.
