POSITION: Senior Manager, Technical Services
REPORTING TO: Senior Property Manager
LOCATION: Toronto, Ontario
Responsibilities:
Manage all property repair and maintenance operations, including but not limited to building mechanical, electrical and life safety systems.
Oversee, motivate and develop twelve (12) operations and technical services staff (both in-house and contract).
Prepare specifications, tender and award contracts in accordance with the companies Policy and Procedure Manual
Review and approve Tenant Construction projects, including communications / Telco management.
Project Management (Operating & Capital Projects), working with consultants, engineers, industry, and site team, to bring forward best practices, building improvements, energy efficiency measures, and ideas for long term asset improvement plan.
Share in the preparation of first draft of property budgets (both Operating Expenses and Capital)
Oversee / lead site Energy Management. Includes detailed utility tracking, monthly analysis of meter readings, metering program and meter recertification, provide monthly detailed meter reading sheets to Sr. PM and PM for use for direct tenant utility charge backs, lead monthly energy team meetings, oversee energy management projects.
Implement / maintain current various national and or regional initiatives, including but not limited to monthly Risk Check compliance questions and annual Property Risk Management and Health and Safety Inspection.
Review and update as required site technical and operations manuals. (i.e. Fire Plan, Emergency Management Plan, Disaster Plan, Construction Rules and Regulations, Asbestos Management Plan, Energy Management Plan).
Oversee and lead site Health & Safety team. Represent property on national H&S committee, and host monthly Operations / H&S team meetings.
Manage the site Angus Anywhere Preventative Maintenance system.
Qualifications:
Minimum seven (7) years of relevant and real estate experience
Post secondary education in related discipline; B.E.S. certification being preferred
Strong knowledge of building systems including HVAC, fire protection, building automation control, preventative maintenance programs and project management
Experience as a staff supervisor, able to motivate and encourage site team to reach site goals and objectives
Proven track record in investigating and implementing energy efficiency measures.
Ability to read and understand blueprints, CAD drawings of building related systems, i.e. mechanical, electrical, architectural, etc.
Familiarity with environmental and OH & S regulations pertaining to commercial buildings
Proficiency with Word, and prepare written communication to tenants, consultants, staff.
Proficiency with Excel, database management, formula creation, analysis, graphing
Abilities in preparing business cases for property projects
Are a strategic thinker who is passionate about looking for ways we can reduce our environmental footprint
Have strong leadership and communication skills coupled with interpersonal skills to deal with customer complaints in a professional manner
Are able to make detailed and complex judgments based on a multitude of factors
Have strong negotiating skills
Are organized and able to manage projects and multitask effectively
Remain current on building technology development and can provide consulting services on building issues
