POSITION: Senior Legal Leasing Paralegal
REPORTING TO: Vice President, Legal
LOCATION: Calgary, Alberta
Summary:
-Drafting and negotiating offers, leases and lease related documents, as well as service contract documentation required for the Western Region
-Providing assistance to internal customers with respect to all lease, service contract and lease/service contract administration questions and issues
Responsibilities:
-Provide day-to-day assistance and advice regarding commercial lease matters, building service contracts and administration matters to internal customers
-Provide commercial lease documentation including: (a) review proposals, offers, and agreements to lease for all Western Region buildings, (b) draft lease documentation for Western Region buildings including leases, agreements to lease, amending agreements, storage agreements, licenses, consents and no interest letters, (c) review and negotiate requested changes to lease documentation, (d) process any necessary mortgagee and co-owner approval requests, (e) prepare and register Personal Property Registry Financing Statements and Financing Change Statements, (f) review and respond to correspondence received by Legal Department
-Perform critical lease administration functions such as: (a) track and maintain the Legal Department's lease and contract documentation tracking system s, (b) prepare, update and distribute lease summaries to internal customers, (c) track limitation dates (lease option dates, termination dates, event dates, Personal Property Registration expiry dates), (d) obtain and collect from tenants Letters of Credit and maintain date records and renewals, etc. for such Letters of Credit, (e) review and maintain space management lists (storage, rentable area numbers), (f) review of Propidex information, (g) review, input, update and correct all Western Region Lease CRM entries, (h) track Lease CRM entries required and follow up on obtaining approvals, (i) maintain tracking system for all Western Region lease and non-lease documents, Personal Property Registry Financing Statements and Financing Change Statements
-Participate in legal initiatives including preparation of estoppel certificates and major tenant lease summaries in connection with financing, maintaining lease precedent systems, updating lease document templates
-General administrative duties including, filing, tasking couriers, faxing and scanning documents uploading and administering documents in the Document Management System
-Such other tasks, duties and special projects as may be assigned or delegated by the Vice President, Legal
Qualifications:
-Five (5) years or more experience as a commercial leasing law clerk with experience in independently analyzing, negotiating and drafting lease related documentation
-Post-secondary education or a recognized Paralegal certificate (with a concentration in Commercial law or Real Estate law) or the equivalent in training and experience
-Commissioner of Oath status is an asset
-Strong working knowledge of Microsoft Office 2007 or 2010 software is required including Word, Excel and Outlook and a general comfort with various software programs or applications
-Possesses an in-depth understanding of commercial leasing law
-Excellent verbal and communication skills, detail oriented with superior level of reading comprehension skills, sophisticated drafting skills, good judgment and strong negotiating and analytical skills
