Senior Area Manager

POSITION:                 Senior Area Manager

 

REPORTING TO:       Chief Operating Officer

 

LOCATION:               Toronto, Ontario

 

Responsibilities:

  • Complete understanding of the multi-family residential real estate industry in Ontario including knowledge of all applicable provincial and municipal legislation, acts and codes including familiarity with the operation of the Landlord and Tenant Board;

  • Ability to provide expertise and guidance to approximately 30 site staff on a variety of property management issues, residential leasing matters, residential operations, landlord/tenant concerns and construction matters;

  • Approval of all supplier/contractor invoices as well as ensuring all accounts payable invoices are completed per company policies;

  • Participate, review and approve annual operating and capital budgets for individual properties and/or portfolios;

  • Oversee the implementation of new business initiatives, processes or policy improvements including available technological advancements for the Corporation’s multi-family residential real estate portfolio;

  • Liaising with municipal and other regulatory bodies regarding property standards, Building Code, utilities and other rental housing matters;

  • Managing all site staff including employee relations including hiring, interviewing, dismissal, and performance reviews/evaluations.

Qualifications:

  • Requires a minimum of seven years of multi-family residential property management and asset management experience overseeing a minimum of 1,000+ units. A certified property management designation is suggested by not required

  • The Associate Director will spend 3-4 days a week (for the first 8-12 months) visiting and spending time on site at all Properties to familiarize with the local managers, systems, processes, etc. Within the first six months a detailed analysis will be prepared and presented by the Associate Director to the COO and Senior Management Team summarizing all findings at the Properties. After the initial twelve month period, the Associate Director will work at head office, in Toronto, and will be expected to continue to visit all Properties, a minimum of once a month.

  • Hours of work are 8:00 am to 4:30 pm Monday to Thursday PLUS 8:00 am to 1:00 pm Friday. However, the individual may be required to work beyond said hours when needed
