POSITION: Community Manager
REPORTING TO: Senior Property Manager, Residential
LOCATION: Edmonton, Alberta
Summary:
This position is responsible for the operations of a residential portfolio. It will appeal to a responsible individual who enjoys a variety in the management of operations and projects. This person will supervise the operations team and the execution of the day-to-day services and strategies in all assigned residential property enterprises. Responsibilities include overseeing and monitoring physical operations, including month end turnover, suite maintenance, risk management, accounts receivable/payable, administration, monthly financial reporting, assisting with property budgets, managing staff and ensuring a high level of customer service.
Responsibilities:
Ensure all residential properties are well maintained and managed in accordance with guidelines.
Foster good resident relations and implement approved programs in accordance with budget guidelines.
Conduct and ensure that scheduled inspections of residential buildings and suites take place regularly and as required.
Conduct inspections for suite transfer requests and notice to assign tenancy requests.
Diligently oversee the collection of resident arrears.
Assist in the preparation of operating budgets and the monitoring of them thereafter.
Ensure maintenance and repairs are conducted in a timely and cost efficient manner.
Schedule and facilitate regularly scheduled staff meetings.
Effectively oversee and schedule, with Operations Coordinator and Maintenance team, general suite maintenance, the month end turnover, building painting, etc. within the properties to ensure that units meet the company standards for upkeep and move-in.
Ensure company standards for customer experiences and expectations are met at all times. This can include, but is not limited to, maintenance resolution, suite turnover condition, administrative processes as well as building and grounds condition.
Must be an advocate of and strictly adhere to the requirements of the Net Promoter Score program.
Oversee and assist in training of office staff.
Manage administrative, maintenance, grounds keeping, housekeeping and renovations teams.
Manage operational and financial reporting, including financial budgeting.
Work with contractors and vendors in a professional manner to ensure maintenance and scheduled tasks are completed on time.
Act as back-up to Leasing Manager in all aspects of the role.
Ensure compliance with the Residential Tenancies Act in all procedures.
Ensure compliance with the Playbooks and provide contributions for continued updates.
Perform other duties as required and assigned by the Property Manager.
Qualifications:
Minimum three years Property Management experience in a property of no less than 500 units is required
Staff management experience of more than 10 direct employees is required
Related post-secondary education is an asset
Excellent proficiency in Microsoft Office and computer based programs – testing will be required
Exceptional written and verbal communication ability
Proven resident relation skills and must possess sensational customer service philosophy
Strong inter-personal and analytical skills
Must be personable and have a positive energetic attitude
Appearance must be neat, clean and professional
Security clearance required upon offer of employment
Own vehicle and valid drivers’ license
Highly organized, results oriented and ability to work in a multi-functional team environment
